Work
I design and build software that takes repeat work off small teams, then I make sure it runs safely. These are real projects, described by sector because most were built behind the scenes for other businesses.
Most of this work was done for other businesses, so I describe it by sector and size rather than by name.

A property assistant that lets private landlords manage without an agent
Lets private landlords in England manage their own homes without an agent. The AI handles the admin; the landlord keeps every decision that matters.
My newest and main project. It grew out of twelve years running a lettings operation and the estate agency CRM that came from it.
Live, in active testing
One inbox for email, WhatsApp and live chat, with AI that drafts and sorts
Email, WhatsApp, live chat and social messages in one place, with AI that drafts replies and flags the urgent ones. A person still decides what goes out.
Live, in active testing
Making sure every sales lead gets a fast reply
Pulls every enquiry into one pipeline and follows up by email, WhatsApp or AI call against a response-time target, so no lead is left waiting.

Running a 1,000-property lettings operation, and what it taught me about repeat work
Twelve years running a lettings operation of about 60 people and 1,000 properties, on a CRM I built. Most of what I know about automation comes from here.

AI workflows for small businesses: answers, translation and sector tools

Built for client businesses
Publishing more articles, FAQs and video without adding staff
Takes an article, FAQ or video from draft to approved, scheduled and searchable in three languages. A person still approves everything.

FAQ
What sectors has Him Yip built software for?
Him Yip has built software for property and lettings, customer service, sales and lead handling, content publishing, public-sector tendering, B2B trade and sourcing, and AI operations for small businesses. Property is the sector he knows best, from twelve years running a lettings operation.
Does Him Yip build the software himself?
Yes. Him Yip designs the systems and writes the code himself, as he has since 2007. On larger builds he also leads other developers as technical lead.
Why are the clients and products not named?
Most of this work was done for other businesses, so Him Yip describes each project by its sector and what it does rather than by name.
Can Him Yip work in Cantonese or Mandarin?
Yes. Him Yip works in English, Cantonese and Mandarin, and builds systems that work in English, Traditional Chinese and Simplified Chinese from the start.
Does Him Yip work remotely or in person?
Both. Him Yip is based in Manchester and London and also works in Hong Kong and mainland China. He meets clients in person in any of those places, or works remotely.
Does the AI in these systems act on its own?
Only within limits the business sets. In Him Yip's builds the AI drafts, sorts and reminds, and anything that spends money, commits the business or publishes content needs a person's yes.
