Property and lettings

From an in-house lettings CRM to a multi-branch CRM for estate and letting agents

The CRM I first built for my own lettings operation grew into a multi-company CRM for estate and letting agents, in real use, that keeps listings, lettings, offers, commissions and maintenance jobs in one system, with AI for valuations, documents and replies.

The problem

Agencies run listings in one tool, deals in a spreadsheet, maintenance by email and staff records in a folder. Commissions get worked out by hand, and managers can't see a branch's pipeline without asking someone.

What I did

This is the same CRM my lettings operation ran on. It started as our own system, and I grew it into a CRM where each agency gets its own workspace with dashboards for agents, members and admins.

It covers sales listings with buyer wish-list matching, lettings inventory and tenant status, offers and counter-offers, deal pipelines, commission calculation and sharing, maintenance work orders, and training and certification records for each agent.

AI helps with valuation estimates, drafting documents and suggested replies. Email templates, multi-channel messaging, PDF generation and Google Sheets and Maps are connected in.

Tools and stack, in plain words

A Microsoft stack: ASP.NET Core 8 in C#, Azure SQL with stored procedures, Azure file storage, plus OpenAI, Mailgun and Google APIs.

Outcome

In real use. Listings, deals, commissions and maintenance sit in one place, so a manager can see the whole pipeline without chasing anyone.

What it taught me about agency data and workflows went straight into my newest platform, built for landlords who manage their own homes.

What it shows about how I work

I build for the people doing the job. Having run a lettings operation, I knew which screens an agent opens fifty times a day.

FAQ

What should a CRM for a UK estate or letting agency include?

In Him Yip's builds: listings with buyer matching, lettings and tenant status, offers and deal stages, commission tracking, maintenance jobs, and training records per agent, all in one place.

Can Him Yip build on Microsoft and .NET as well as newer stacks?

Yes. This CRM runs on ASP.NET Core, C# and Azure SQL; his newer platforms use TypeScript, NestJS and Next.js.
